Not to worry! You aren't demeaning me at all. We're having a pleasant conversation (I think ;-) <-Note grin ;-).

All those things are relatively true (i.e., conditions are worse than most other states), although things are not quite as dire as have been portrayed in the press. It is very true, however, that California real estate is incredibly expensive and that many areas are due for some type of correction as happened in the late '80's and early '90's. That dip was the first time in well over 30 years (some say in the entire century) so it was pretty severe. Not sure what this one will be like. Where does your friend's son live? In Silicon Valley?
