Lizzie so rental market is tight, rents are so low to barely cover operating expenses and free rent is the norm? Makes little sense unless most owners of rental property are long term minded investors who purchased at much lower prices and are trying to shake out the new age highly leveraged, appreciation slut RE moguls with 1% IO loans who temporarily have flooded the market<g>

Agree with you on Detroit. New innovation in the auto industry, add in the infrastructure and transportation network already in place and much lower cost for capital investment than other comparable markets make it a given.
