Very interesting dynamics there. Is that the same for homestead and investment property? If they don't pay you get the property in a year so you do have a shot of some falling through the crack. In the bubble markets the competition to buy the liens or get the deed has become so cut throat it is a total a joke these days. Over there you might be able to buy the lien at a reasonable percentage of value to make it safe and have even a 1 in 20 chance of getting the deed. Vacant land, empty houses and out of state owners have a much higher chance of not paying. Best of luck.
