I'm a longtime lurker.

I live closer to the true heart of Silicon Valley than you. I closely tracked purchase and rental prices for homes from 2000 until now. I am not seeing what you're seeing from Sunnyvale to Redwood City. Rental prices are firm to strong for homes with 3bd+. Rents started to firm in late 2003. Rental availability is currently lowish. House prices are non-sensical and inventory is low. Perhaps San Mateo is having an issue, but south of there, where the real action is, is not having an issue. Perhaps because Google is located in Mountain View and is hiring like mad, and United Air is in San Mateo and not hiring like Google. There appear to be no cracks within a certain radius of google.

I see now and can understand your dismay. It sure could be called a renters market, which puts emphasis on keeping good tenants.

My thinking is this:
I posted here once that one has to hold till everyone else thinks your nuts. I did but I don't think it's evidence of any great thinking just ability to claw out a living. It's what I think of or refer to as holding power. Protect yourself form property poor the cycles are far apart and the wait is painful! But don't bail out all together if you can help it.

By the way was it your cousin looking to purchase last year or so ago? And did he, she, or they buy a place in Mountain House? Do you recall that exchange we had?
