What is the homebuilders back up plan?

I think its retirement, if you look at the way the TOL insiders have been selling. Seriously some of these weaker homebuilders are going to go out, I would say, just like the tech bust. Which ones are the weak ones though? Anybody that made it through the last RE bust is probably solid.

Same as it was in the last downturn. Just like the big real estate companies have always done.

Buy up the assets (if any) of small, weak, failing builders (or failing real estate brokerage firms, especially the new ones that sprang up out of nowhere during a boom) and increase market share.

Market share is a big deal. More is better.
