Hi Carl, I certainly hope you are right. I see a massive credit/housing bubble that could be the catalyst. My background is in retail and manufacturing originally...and I can tell you from the feedback from my contacts it is not good out there...and I am talking to the owners, not brokers or analysts.

My contacts...development/construction company owners are telling me that banks are cracking down like never before and IO loans are fast becoming the norm. They are becoming more uneasy and watching the bottom line carefully. Even with pre selling the majority of their developments, they are finding they cannot get timely deliveries and have no guarantee on material costs. Some of these guys feel it is just a matter of time before it all trickles down or up and leaves them (and their banks) holding the bag.

Eventually gold/silver/etc should be a fine place to put some money...bullion, of course...with smaller positions in equities.

I made more money with inflation present...and carefully run retail businesses can actually be more productive during inflationary periods if their inventories have been carefully managed...give me double digit inflation any day over deflation...that is true death to an economy.

Once again, just my opinion...and I do hope you are right and I am wrong.
