where are the local markets you like? California is its own microclimate. I'm not predicting a recession (not that I am any kind of great economic oracle, it just doesn't seem like gas and Katrina will drive us under to me... I think gas is peaking)... so housing will have to stay strong somewhere. But where.

Do you like the phoenix area?

I think Las Vegas is really quite overbuilt. I went there one weekend and was *amazed* at the amt of property for lease as California investors have bought up new homes for investment.
