I don't mean to misstate my position, I am only bearish on RE on the coasts, iow the really expensive areas... and some of the really hyped areas like Las Vegas.

It seems to me it is a lot like the tech bust of 2000/2001 that will be coming in real estate. The froth is going to get squashed but the industry goes on.

The only thing is, when you look at real estate as a market, and California is declining, will that lead the overall statistics to show a decline or not?
