What is most interesting missing from his analysis is number of months of existing inventory. I wonder if sales started going down in your area in late 1989-1990 due to a shortage of homes available for sale? Cause that is what is currently going on in may area with single family. There just is a very limited inventory. I know it will bust down here but not yet or just because of lower sales volume.

Just my gut feeling but I feel the two most critical numbers are number of months of existing inventory and new foreclosure filings.
