I think what puts a floor on LI prices is that quite simply, they are not as over-valued as other markets. Rents are VERY high here as are incomes, whereas in places like FL and CA they are not.

If there is a recession on the horizon (I believe a consumer recession is coming w/in 12 months), then lower interest rates will stimulate fairly priced or even slighly overpriced areas and allow those who bought high to refinace.

It is what it is.
