There weren't any highly leveraged speculators in real estate in the 90's. And those of us starting out that borrowed like crazy bought stuff at very distressed prices unlike today's new age moguls<g>

I've also heard from several sources that the percentage of folks under 30 betting on preconstruction condos to pay off for them is way over 50% of the total.

On the flip side it seems most people of significant net worth had a mix of both back then and still do today.
