Building a house in Italy all up from scratch, which is quite often done down there based on existing old materials, typically costs aro. 900-1,200 Euro per sqm depending of the quality of interior hardware you want. The costs for a 250-270sqm house are quite predictable and costs for drilling a well are included. Lots of water in Umbria.

Getting it done from scratch obviously fits one's wishes exactly as one want it with no need to compromise.

Here the view, free panorama from S to NW with spectacular sunsets. No Zanzare, those evening bloodsuckers stay down at the lake :)
