Dough,

Doesn't get much hotter than the Bay Area (ok, D.C. has been its equal). Everybody is convinced that RE in the BA goes in only one direction. Wouldn't be bad to take a few hundred thou in tax-free gains and see what the market does in a rising-rate environment. My friend's manoeuver isn't good if prices hold steady or fall and/or rents decline. We shall see. I wonder how many times this situation is being repeated around the BA.
