Probably both. I figure they can get back to break even in about 15-20 years but somehow I doubt they make it through the downturn and just mail in the keys.

I wonder if steep negative cash flows would be a big driver to walk away in just a flat to slightly declining market? For now there are still a ton of investors to take any property off your hands if you get into any kind of trouble..
