Yeah, just being a rental for a year can knock off a significant percentage not to mention renters do real damage, sometimes equal or in excess of whatever rents you get for the year. I sell rentals empty and cleaned up with a few props. I've never had a tenant yet who had decent enough furniture to help sell a house.
