I had great luck luck with tenants because I hired a management company of born-again Christians that did serious background checks and often rented to other bible-thumpers from their gigantic church. Christians ARE good for some things!

I've seemed to have good luck with single mom's with kids in school. They end up staying a long time, are always busy and stay out of trouble.<g>
