The wife of a friend of ours works for indymac and was telling us last night that her own business is about 40/60 purchases to refis. From those customers doing refis most are opting for cash out.

I think you are dead on over the longer term but those cash out refis could help move things along a bit longer. That could explain the short term strength in the financials.
