I think you're in deep denial about the Phoenix real estate market. It's a hub of speculative activity that will burst. Nobody likes 120 degree days in the Summer with a very bad rattesnake infestation.

I see a 40% pullback in prices at minimum.

my worst case for AZ is a 10% pullback in resales
