seller paying points and other closing costs are very common strategies for every down market. In previous cycles, underwriting guidelines were quite strict on what can be paid by seller with percentage limitations. It will be interesting to see how liberal the lenders may be for this round.

Homebuilders are going to be giving away things big time, as they MUST try to keep the sales price as high as possible for obvious reasons. We should be able to see how much they are giving away to make the deals work just by watching their margins.

WLS margins are coming down per their earnings report last night, others should be same for upcoming quarters.

Listening to FNM's new management call right now, and they addressed this, saying these "private label" mortgages don't adequately the risk. They are supposedly staying away.
