Yep....I must be really out of it.
I take care of my 91 year old mother, and am selling her home...and was flabbergasted to find that banks loan 100% including closing costs....now I'm no scholar and certainly not a banker, but did the real estate debacle of the 80's penetrate no banks institutional memory ? There is nothing, nada, zero, zip, to keep people from just walking out on the home/loan....when there is no equity interest. Any drop in home costs, recession, whatever, and you won't be able to short this market seqment fast enough.

Pity the chickadee that comes sneezing to your bird feeder!

I used to be a kind of insulation freak myself. I had to invent my own way of insulating the house walls because there is a 7-inch thick stone veneer on the outside and no way to get into the stud spaces. So I cut holes through the lath and plaster on the inside with a hole saw and blew in fireproofed cellulose, packing wet toilet paper around the nozzle to prevent it blowing out into the room. It was a mess anyway, but I managed to do a good deal of the exterior walls, which are now sealed with vapor barrier paint or with nonporous wallpaper to prevent condensation. It may be time to add more fiberglass to the attic to repair what the squirrels did before I got them permanently sealed out.

Actually in recent years I have shifted from saving money to just trying to make more money--something that you have done a good bit to help me with.
