Yes, the appreciation in the area is incredible. I didn't buy my house as an investment either - I just hated to pay rent. When I found myself unemployed and discovered what it had become worth and that the profit would be tax-free, it was a no brainer for me.

Currently in San Diego only 11% of the residents can qualify for conventional financing on the median priced house. There's a thread here on SI where we track the coming train wreck and ways to profit. The same situation exists in several, but not all US metro areas.
