Do you still expect much lower rates on the long end? Has your opinion on inflation changed?

Do you realize people's perception of inflation are much different in your neck of the woods than they might be in a bubble area? Having traveled lately to many nonbubble areas the disparity in costs of living in the midwest and much of the south relative to the coasts has never been this huge..

It's pretty obvious that if deflation really does settle in it will be one heck of a wreck.
