Divorce rates should really skyrocket next downturn. Too much debt, lack of job stability, family unit continues to crumble and little attachment to community these days.

"OTOH it is this stretching which has forced many into employing some very risky strategies in order to buy when they might be better off renting for life. They see owning a home as a way to protect themselves from the inflation in rents that is squeezing them."

Hassles and unexpected costs of home ownership versus being a renter is something many aren't cut for. Also tenants in the past were more likely to get a pass from landlords if they ran into trouble. They won't be as lucky these days with new age landlords of today paying what they do for these properties nor will the bank care either.

Grace, I must say I m really impressed by your knowledge and thank you for sharing your brain with us. In evaluating today's housing market (bubble ? or not ) follwing would be helpful.

what % own more then half of their home ?
( not likely to default)
What % are on living on the edge ?
w. less then 10 % equity and and ajustable mortage ?

Median income of home owners vs median LOAN @ todays 30% rate?

i.e. if all adjustable rate were to goto 15 or 30yr fix can they still comfortablly make payments ? sort of like PE ratios in stks.

How real is this that ibond gives u more then 30yrs it's impossible. What does that tell you? That rates are too low or ibond will come down ?
