this is a kind of interesting report on foreclosure discount. While I am not sure if I would agree with the rationale, this report kind of points out what may happen to real estate prices if foreclosure volume rises to reflect a non appreciating real estate market.

ild, great point about Albertson's. if grocery stores can't even grow their sales even in nominal dollars, all the arguments about RE demand growth based on fundamental demand growth crumble apart like termite-infested wall studs.

At least in my area, Albertson's is under tremendous pressure by Walmart. Smith's (Kroger, Ralph's) is also suffering but not as much. Pricing pressure by the Walmart Superstores is huge!
