Russ,

you know we have talked about the guidelines here long before the media picked it up, but they are starting to watch that story.

The guidelines are along the lines of my second post on mitigation. They are going to take away the easy way out which had been available to all types of borrowers until now. The only question that remains is would it hurt over extended prime borrowers as much as subprime borrowers?

Regarding condos, specifically downtown SD condos, I went down to a HOV brokers open house last week for the two projects they have left in SD. These are not grand openings. Both projects have about 20 units left to sell out of 67 and 103 units. Do you think I need to ask them why they are just now offering 3% plus wining and dining the brokerage community? <gggggg>
