What's the local affordability in Boston? San Diego's 11% that can qualify for a conventional mortgage has been well publicized, but I hardly ever see anyplace else published. This seems like a key for me, since once the speculators leave, ordinary buyers will have to support the market.

You may be right. I only keep a close eye only on the SD market, since I moved from there. I do have a buddy who just moved from Boston back to Austin, made a big cap gain on his Brookline house, then bought his son a 500 sq/ft condo in a Boston highrise.
