there is yet another angle that Berson did not consider, that is the possibility of a NET NEGATIVE investor and second home purchase number.

Indeed, a return to the norm often overshoots.

I thought of that too.
Given how little pent up demand there is for about everything we can see negative undershoots on cars, houses, snowmobiles and probably every big ticket item you can think of, especially appliances for those houses no one will be buying.

Berson works for FNM. His position requires him to be bullish on RE. So the fact he's not bullish tells you he's VERY, VERY worried.
