The issue isn't liking or disliking Dallas, even though I loathe the place and only visit due to family. It is historical price appreciation and supply/demand for housing.

Now if you had been buying up old housing stock near downtown Dallas five years ago when it was unwanted junk, that would have been a clever move. Apart from gentrification areas, only the big developers and RE agents make money on Dallas real estate.

But you can posit a different future if you like, and disregard what those of us with decades of experience there say.
