Personally I don't need appreciation and take advantage of builders faltering and motivated sellers. Appreciation is icing on the cake and after several years of that it means the end is near like the overpriced bubble markets. Structure good deals, distressed situations when the people are hurting not when things are rosy and everybody and their brother is riding a local appreciation wave. Question to you is do you believe we are headed toward deflation of fiat money?
