Ted, I want to buy next year.....after there's a been a pullback of sorts. I hate buying at the top of the market.

Good luck Ted. One of my old coworkers and roommates finally bought a house near Portland, OR. A real bachelor pad of a house, with just two bedrooms and not styled much differently than the townhouse apartment we used to rent, but at least he's a homeowner now. At least guys like you and he are the most mobile, so if the market tanks, no biggie. Can't imagine what buyers with families or buyers who are close to retirement would do.

The markets up here won't tank. The only markets likely to tank are CA and FLA.......maybe Vegas, markets where there has been a ton of speculation. By tanking, that usually means a 30% or less pullback. Of course, if there is a repeat of S. CA in the early '90s......massive job loss and massive outmigration..........then all bets are off. Under those conditions, any metro area will experience huge depreciation.
