Why even bother. Tons of places in the states still very affordable with decent winter climates.

Hoe Yeah, a lot of payola in there but Americans are paying for it.
You can't even own land within 60km of the coast but they have work arounds. Form a corp/trust. There is also a steep cap gains tax but the sellers keep passing on it buy fudging the sales price. Somewhere along the line someone is going to be in for a rude awakening.

Stuff on the beach (60ft wide x 180deep) is going for $200-300k up from 50k a couple years ago.

Never seen a mania like this. Gotta wonder why anyone ever moved to the N.E. or Midwest in the first place...now they will pay anything to get out of dodge to "greener pastures".
And the gubbermint is giving them $500k tax free to swarm southern climes.
