Away from the constant theme of agreeing to disagree with you, I do believe that the glass is half empty today and we are not in a gloom and doom situation.

I do whole completely agree a price change was needed to get the supply of RE up. In the process a major misallocation of capital resulting in oversupply and overvaluation of much real estate in bubble markets has been the end result.

Is the gentrification of urban America a good thing? Yes and no<g> I see real nice condos going up all over the place in urban hellholes in Florida. But the flip side is no real jobs are being created long term, locals can't afford them, there is a major shortage of affordable units for working people while the new overpriced units sit mostly empty.

On deflation and the differences versus Japan the USA has been trying to grow our way out via immigration and the availability of a ton of vacant land.

Thanks for the response and posts in general.Your posts have kept me a little less fearfull and a bit more aggressive(although in non US mkts and in gold)and helped me make some more money than I would have otherwise made.Hope it keeps up.
