Japan's population wasn't growing, it didn't have excess land to develop, the lending programs we currently have and had a much more conservative population with a disposition to save.

Still no doubt America is screwed with 50% of GDP growth now as a result of housing, depending on more debt, immigrants from third world countries, and the kindness of strangers in communist countries to fund our debts. Well I guess I'll join the teens and 20 somethings in the mall today that got the latest rap album from 50 Cent, get the baggiest pair of pants I can find, buy another baseball cap and wear it backwards and charge it on my Visa and all will be okay<g>
