I think these last exchanges are a forecast of things to come. Actually I've seen it many times over the years. From the Californication of Oregon and Washington in the 70's and 80's. The Texans moving in on the Coloradans in the 80's. Californians moving in on Montanan's in the early 90's. New Yorkers over-running Florida...Now the Californians moving in on the rest of the S.W.. even as far as Texas.
The common thread is that they usually come from high tax states or higher wage states and drive up the living expenses of the states they move to... making it difficult for the more native population. The environmental quality and quality of life changes. Most often for the worst.
I think these are natural processes but it seems the win/win situation as someone said, has really exacerbated it.
I guess it begs the question, if they aren't making anymore real estate, and the population is increasing...why has it been made into a speculators game?
