Yeah caps on property taxes and a large segment of the population is owner occupied and locked into fixed rate mortgages at all time lows should stem the tide on too much supply in single family being dumped on the market especially if rates continue to trend higher.

Condos a totally different ball game as we both know. Whose gonna buy that $650k condo when I can rent one for $2k and not have to mess with $1500/month in just operating expenses. Jeez that's a cap rate under 1%. Gonna be a long fall from the top of that mountain.<g>
