KM, The prices in Sanibel & Captiva remain firm and seem to still be rising. I personally thought after Hurrican Charley, etc. prices would have declined, but they really didn't.

I'm not sure as don't get that way often. Land restrictions might not allow all the overdevelopment in high end condos as in other places.

There are two facets of the bubble. One is price and the other is oversupply of new product bought by speculators Combine the two anywhere and you have your crash.
