You're smart. Local knowledge is everything as we will learn over the next few years as properties in Phoenix, Albuquerque and Las Vegas are puked up en masse. Not to mention Texas, which apparently has been overlooked by all this knowledge base. Texas is Waterloo. Ya heard it here first!
