What you totally miss is old school real estate investors never need appreciation to make a killing. It is when all this appreciation and going to the sky 30% a year bs takes hold and all the rookies get in the game that it gets impossible to get cash flow and way below market deals.. I was already well off before the appreciation in Florida took hold in 2002-03.. I love flat markets the most..

I can speak to Austin, since I'm from there. It may be time for East Austin, which historically has been where the blacks and mexicans lived, to become gentrified. I haven't lived in Austin for 15 years, but every time I've been back I've been amazed that this area, right next door to downtown Austin, hasn't been colonized and invaded by yuppie rehabbers. Maybe it's time? Traffic is getting horrible in Austin, in some places as bad as any I've experienced in S. Cal.
