I sure never thought so soon after the S&L debacle and RTC this country would resort to lending much more lax than even the late 80's. However I also didn't think there was any real estate bubble in 2001. Perhaps you could have started making a case for California perhaps a year later. My Florida area went code red in 2004 and now is off the charts too. California well it must be the biggest freaken RE bubble in US history today<g>
