It's not uncommon Ted...trust me, I see it all the time. It's baloney...gains close to your scenario were hardly even taking place in the santa clara valley in the mid to late seventies. In florida when I left in 2000 my house was worth little more than 1.5 times what i paid for it 18 years earlier. Now, more than 5 years later, that same house is worth 1.5 times what it was when I sold it. Where's the 5-6 fold geo you are describing? That house of mine sat barely keeping up with inflation for 15 years. That $500K tax incentive for many people represents the only retirement nest egg they have. Al
