Manny which particular development that Joe has problem selling? Also do you offer any incentive etc.? Had put on Joe and would appreciate any info.

I didn't know JOE did much business in the Tallahassee or Ocala. Thanks for reminding me as JOE has got to be a top short this next down cycle. Pensacola to Panama City and beyond have to be near the top of any crash list.
