They are not consuming savings, however, as most do not use savings to buy houses.

So when someone sells their previous house they are spending the proceeds on something else and borrowing 100% to buy the next one?

Maybe you didn't read the 60% figure I posted. Equity draw downs from cashout re-financing and HELOCs and the like are dwarfed by the amount that went into additions and improvements by about 60%. They might not be using savings from their own income but they are using someone's savings....like maybe the 1.4 trillion that is being passed on to them from the "greatest generation".
