I think the leading factors that led households to shift equity into housing are: the reduction in inflation premiums, the low return from other investments, risk aversion by both households and corporations, and simply preference for bigger and better equipped homes. Obviously, all that is needed for a housing decline, or stagnation, is for the low return from other investments and risk aversion to reverse themselves.

The money is now shifting into the stock market. Some techs in particular. AMD, rambus, corning, conexant, even jdsu...and many others. The Nasdaq is about to surge. Soon people will forget their house is going down because their dead dot coms will be coming up some (it's a perfect world LOL j/k).
