Just finished listening to MTG conference call. It was very informative not only on MTG but also real estate in general.

Midwest, Texas and Fl are weak, and not seeing improvement. That is why I think there are 2 simultaneous bubbles and they are not mutually exclusive. I think the midwest is suffering from economic conditions exacerbated by the lax underwriting standards in the last few years, encouraging borrowing to the max. Now there is no safety net.

Delinquencies are up. If you go to tables, the subprime/alt-a stuff is much higher, now over 18%. This should be same for all the subprime lenders.

Anyway, the cc was well worth listening to, especially the q&a.
