Boulder, distressed? Really? Oh, if there were deals there I'd be all over that as an investor. When I visited in '85, I thought that place was Nirvana -- so did all the new-age hippies. I'm sure growth in the surrounding areas has reduced QOL (no Wegman's either) since '85. I thought they were immune to a housing bust because of growth limits and the Univ. Telecom bust struck me as more centered in Denver than Boulder.
