I'm always talking in nominal dollars with home values.. Yes in depressed markets buying way below replacement is quite normal.

Depressed is relative... 10 years ago my wife and I were out in the Maritimes and speculated on buying a house as they were indeed dirt cheap...kids and life got in the way... I revisited the idea recently and discovered that similar to the cottage boom in Ontario prices had skyrocketed unbelievably in many cases..

I have no idea what the US market is for this type of property but it has certainly boomed up here.. relative to Toronto though yes it is still cheap... Nova Scotia and New Brunswick are great places BTW... good luck if you take the plunge... Nice place for a B&B too...
