Shades you know my basic premises. Coastal markets way overvalued, too expensive to live and do business. You got the demographic trends going to work in favor of TX in a big way. Not only Latino, but young hip hop generation wants a nice home they can afford, boomers cashing in chips from coasts, continued oil boom and corporate relo creates tons of jobs. Metro Dallas and Houston both over 10M population in 15-20 years. That is the future explosive growth not CA,AZ or FL..
