I thought that demand for housing is insatiable.

Builders in SW Florida report that sales have fallen of the cliff.
Speculators are loaded up to their eyeballs in real estate, the only way they can buy more is if their existing inventory appreciates allowing them to use it as collateral for new purchases.
With prices dropping, as expected, demand has evaporated.

Now let's wait and see what happens when Joe Speculator is forced to unload his 8 or 10 investment homes. To whom is the question. There are no greater speculator fools left and the local population is priced out.
