He has closed nothing in January, his 2 potential buyers just back out because they couldn't find any decent loans (even the negams are getting stricter and higher interest), and one potential listing is almost unsellable (home owners bought for $460K, took out HEL of 90% $630K when house was "appraised" for $700K - right now house could probably sell for $620K, so owners actually need to pay more just to be able to sell it).
