Think the flippers cashed out already? One doesn't pay taxes until the money leaves the game.

The game has been afoot for several years now. The name "flipper" wouldn't apply to those who bought and held. The money doesn't have to leave the game, only the individual property. Many of these folks are serial flippers and some deal with several properties at the same time. I definitely believe this is a significant factor in tax receipts and will be a definite factor in 2007 for the rapid and otherwise unexplained increase in Federal deficits for that year.
